OCI (Overseas Citizen of India) cardholders — including many Indian-Americans and H1-B holders who later naturalised — have the same property rights as NRIs in India. You can purchase any number of residential and commercial properties freely.
However, OCI cardholders cannot purchase agricultural land, farmhouse properties, or plantation land in India without prior RBI approval. This same restriction applies to NRIs.

💵 FATCA, FBAR & Indian Property for US NRIs
Indian real estate (immovable property) is not reportable under FBAR or FATCA. However, your Indian NRE/NRO bank accounts used for property transactions may trigger FBAR reporting if combined foreign account balances exceed USD 10,000 at any point during the year.
Capital gains and rental income from Indian property must be reported on your US federal tax return (Schedule D and Schedule E respectively). The India–USA DTAA provides a foreign tax credit for taxes paid in India.
