The practice began in 2010. Over 15+ years it has settled around matters where law and money meet: buying, selling and inheriting property, loans that have gone wrong for the borrower or the lender, and family disputes in which a home or savings are at stake. In that time we have served 500+ clients, from first-time home buyers and families to companies and lenders.

A good part of the work is what the industry calls BFSI: banking, financial services and insurance. For lenders that means title reports and asset verification before and after a loan, and recovery under the SARFAESI Act, 2002 or before the Debt Recovery Tribunal. For borrowers it means answering a demand notice and, where the bank has taken possession, an application to the DRT under Section 17 of that Act. For insurers it is the defence of motor accident claims, and for companies, investigations, AML advice and fraud risk work.

Adv. Swanand Pandit's training fits that side of the practice. Besides his law degrees he holds JAIIB, the banking qualification of the Indian Institute of Banking and Finance, and a postgraduate diploma in business management. That helps when the paper on the desk is a sanction letter, a loan agreement or a possession notice rather than a sale deed.

How a matter runs with us

  1. You get in touch. Call, WhatsApp or email with a few lines on the problem and copies of any notice, order or agreement involved.
  2. We read before we meet. The papers are read first, so the consultation is spent on your options and not on collecting facts.
  3. Consultation. At the Sanpada office or on a video call, we explain which court or authority decides the matter, what is missing, how long such matters usually take and what our work will cost.
  4. Advice in writing. Where the answer matters, for instance a title opinion or the reply to a legal notice, you get it in writing.
  5. Work starts on your instruction. Nothing is filed or sent until you say so. After each hearing or step, we tell you what happened and what comes next.

We will say so if we think a case is weak. And when a question turns on another country's law, we tell you that you need a lawyer licensed there.

The rules we practise under

As advocates, we are bound by the Advocates Act, 1961 and the Bar Council of India Rules on professional conduct. Three of those rules shape how we deal with you.

  • Confidentiality. What you tell us for the purpose of advice is protected by Section 132 of the Bharatiya Sakshya Adhiniyam, 2023 (earlier Section 126 of the Indian Evidence Act). We cannot disclose it without your consent.
  • Conflicts. Under Rule 33, an advocate who has advised or acted for one side in a matter cannot then act for the other side in it. So before we take instructions, we check that we have not advised your opponent.
  • No soliciting or promises. Rule 36 of the Bar Council of India Rules stops advocates from soliciting or advertising for work, and no honest advocate promises a result. That is why this site describes what we do and how, and leaves the judging to you.

We have one office: Office 219, Haware Intelligentia Park, Plot No. 33, Sector-24, Sanpada-Turbhe Road, Navi Mumbai 400783. It is open Monday to Saturday, 9 AM to 6 PM. Phone +91 8291849797 or +91 9167710454, or email info@vivs.in.

Clients in Mumbai, Thane and Navi Mumbai usually meet us there; call ahead so that an advocate is free. For clients in other cities and abroad, the work is done online: consultations by phone, WhatsApp or video call, documents by email, and drafting and filings that can be done remotely. NRIs can act through a registered Power of Attorney.

We have no branch or associate office anywhere else. If a matter needs a hearing outside Mumbai and Navi Mumbai, we tell you at the first consultation how appearances will be handled and what that costs. To book a time, use our contact page.

Still have a question?

Speak with our legal team about your matter with clarity and confidence.

Either Adv. Swanand Pandit (BLS, LL.B, LL.M, PGDBM, JAIIB), Advocate, High Court of Bombay, or Adv. Ashok Ingle (B.A. LL.B), depending on the kind of work and the dates involved. We tell you at the start who is responsible and whom to call between hearings. You can ask for a particular advocate when you book the consultation.

No. Sanpada, Navi Mumbai is our only office. Clients in Pune, Delhi, Bengaluru and other cities, and NRIs abroad, work with us by phone, WhatsApp or video call and share documents by email. If your case has to be heard in another city, the first consultation covers who will attend those hearings and what that arrangement costs.

Yes. Many NRI clients never visit the office. We talk on video calls and you email scanned documents. Where someone must sign or attend in India, you appoint them by a Power of Attorney that we draft, which you sign abroad before a notary with an apostille or at the Indian mission. Questions of the other country's law need a lawyer licensed there.

Call +91 8291849797 or +91 9167710454, send a WhatsApp message, or email info@vivs.in, Monday to Saturday between 9 AM and 6 PM. Tell us briefly what the matter is and where you are, and send copies of the main documents. We then fix a time at the Sanpada office or on a video call.

We go through the papers you sent, ask what you want to achieve, and explain the options: which forum, which documents, how long such matters usually take and what our work will cost. You leave knowing whether the matter is worth pursuing and what the next step is. Nothing is filed or sent until you instruct us.

For standard drafting, yes. Our service catalogue lists fixed fees, for example a will from Rs 10,000 and a legal notice from Rs 5,000. Litigation is different: the bill turns on the forum, how hard the other side fights and how many dates follow, so we quote it in writing once we have read the papers. Stamp duty and court fees are paid to the government separately.

Yes. Communications between you and your advocate for the purpose of legal advice are privileged under Section 132 of the Bharatiya Sakshya Adhiniyam, 2023, and the Bar Council of India Rules bind us to confidentiality. We share your papers only with the court or authority concerned, or with others you have agreed to, such as your Power of Attorney holder.
