Jantri, Land Records and Stamp Duty in Ahmedabad

Two things decide most of the financial risk in an Ahmedabad transaction: what the land record actually says, and how the property is valued for stamp duty. Both are checkable before you commit, and both are routinely skipped.

Jantri is the valuation the state will apply

Jantri is the government's benchmark valuation for stamp duty. Gujarat revised jantri rates in April 2023 after a gap of roughly twelve years, and many Ahmedabad localities roughly doubled, with western zones such as SG Highway, Prahlad Nagar and Bodakdev among the steepest. A further revision was drafted and then put on hold after objections, so the April 2023 rates remain the operative basis. Buying at a figure below jantri does not reduce the duty, it invites a valuation reference.

Stamp duty and the registration fee waiver for women

Stamp duty in Gujarat is 4.9 per cent of the chargeable value, made up of 3.5 per cent basic duty and a 1.4 per cent surcharge. The registration fee is 1 per cent, and it is waived where the property is held in the sole name of a woman. On an Ahmedabad purchase of any size that waiver is worth structuring for deliberately rather than discovering afterwards.
